Building Only

Bat survey prices for buildings

The prices below are for an initial bat survey, also known as a Preliminary Roost Assessment (PRA), for conversions, roof works, demolition, small extensions and other proposals affecting an existing building where the works do not materially affect surrounding land, vegetation or habitats.

Choose Standard or Plus

Both prices are for the initial bat survey: a professional Preliminary Roost Assessment and planning report. Plus is designed for clients who need a faster turnaround or expect their plans to evolve.

These are prices for the initial Preliminary Roost Assessment.

If the assessment identifies features that could support roosting bats, separate seasonal bat emergence surveys may also be required. These are explained and priced further down this page.

What's included Standard (£595 + VAT) Plus (£895 + VAT)
Preliminary Roost Assessment (bat survey)

Best for Clients who want a professional planning report and are not in a hurry Clients with tighter deadlines or plans that may change

Standard

A complete professional planning service for straightforward projects where the programme is not particularly urgent.

Plus

The same professional assessment with priority turnaround and more flexibility if your design develops after the survey.

Is Building Only the right option for your project?

Choose Building Only where the proposed works are largely contained within the existing developed footprint and do not materially affect surrounding habitats or vegetation.

Building Only is typically suitable for:

  • Loft conversions and roof alterations
  • Internal conversions
  • Demolition where surrounding land is unaffected
  • Small extensions over existing hardstanding, patios or other already-developed surfaces
  • Building alterations that do not require significant vegetation clearance

Does the project also affect land or vegetation?

If the works extend into or materially affect gardens, grassland, hedgerows, trees, scrub or other vegetation, please use our Building + Land service instead.

This commonly applies to larger extensions into gardens, replacement dwellings, redevelopment schemes and projects requiring significant vegetation clearance.

Simple rule:

Building Only is for works largely contained within the existing developed footprint. If the development extends into or materially affects surrounding habitat or vegetation, Building + Land is the appropriate starting point.

What happens if your plans change?

Planning projects evolve. The Standard service includes one reasonable report amendment or design change, while the Plus service includes up to three amendments or design changes. These included amendments remain available throughout the course of the project and include changes needed if the local planning authority asks for revisions, provided the revised scheme remains within the original survey scope.

Once your included amendments have been used, further amendments cost £100 + VAT each.

We will always confirm the charge before carrying out any additional revisions.

A new quotation may be required where changes substantially alter the development, add land or buildings, require another site visit, introduce new ecological impacts, or mean that additional surveys or assessments are needed. Fundamental changes of scope remain separately chargeable.

What happens if the building has bat-roost suitability?

The Preliminary Roost Assessment establishes whether the building contains features that could be used by roosting bats. If suitable features are identified, seasonal bat emergence surveys may be needed before the planning position can be fully resolved.

Bat emergence surveys start from £525 + VAT per visit.

Detailed bat emergence survey pricing

How much does a bat emergence survey cost?

Bat emergence survey costs depend mainly on the number of surveyors needed to observe all relevant elevations, rooflines and potential bat access points, and on the number of survey visits required. The ranges below show the typical total survey cost where one to three visits are needed.

Single wall or elevation

1 surveyor
£525-£1,575

Small square or rectangular building

2 surveyors
£1,050-£3,150

Large square or rectangular building

Longest wall over 20m

4 surveyors
£2,100–£6,300

L-shaped building

3 surveyors
£1,575–£4,725

Two separate buildings

4 surveyors
£2,100–£6,300

The ranges below cover one to three survey visits.

The final number of visits is determined by the Preliminary Roost Assessment, survey findings, proposed works and any site-specific constraints. We will confirm the required survey programme before you proceed.

How many visits will be needed?

The Preliminary Roost Assessment classifies a structure as having negligible, low, moderate or high suitability for roosting bats. This informs the usual level of bat emergence survey effort.

Bat-roost suitability Typical emergence survey requirement
Negligible No emergence survey normally required
Low Usually one survey visit
Moderate Usually two survey visits
High Usually three survey visits
Evidence of bats found during the PRA Usually two survey visits

Possible costs after planning permission

Where a bat roost will be affected, a bat mitigation licence will normally be required before works begin. Typical starting costs are shown below.

Bat licence: small numbers of common bats

From £900

Bat licence: larger numbers or rarer bats

From £1,600

Ecological supervision of works

From £400

Additional mitigation, specialist access equipment, travel, complex licence requirements or multiple supervision visits may increase the final cost. A site-specific quotation will be provided before additional work is undertaken.

Further seasonal ecology surveys

What if other protected-species surveys are needed?

Where the initial ecological appraisal identifies suitable habitat or another potential constraint, further species-specific surveys may be recommended. These are not included in the Standard or Plus package price. The figures below are provisional guide prices for small, straightforward sites and can be edited as the pricing structure is finalised.

Separate service

What about Biodiversity Net Gain?

Biodiversity Net Gain (BNG) is a separate assessment and is not included within the Standard or Plus Building + Land package.

Small-site BNG assessment

£950 + VAT

Large-site BNG assessment

£1,600 + VAT

When is mandatory BNG likely to apply?

For planning applications in England made on or after 6 August 2026, developments on sites of 0.2 hectares (2,000 m²) or less are generally exempt from mandatory BNG, provided they do not impact onsite priority habitat. Other exemptions may also apply. If priority habitat is impacted, the 0.2-hectare exemption does not apply.

Small-site versus large-site pricing: We will add the final Crossman Ecology definition here once the pricing thresholds and scope have been confirmed. More complex schemes, significant habitat impacts, off-site solutions, detailed habitat design or long-term management requirements may require additional work and a bespoke quotation.
