Standard
A complete professional ecology and bat planning service for straightforward building-and-land projects where the programme is not particularly urgent.
Plus
The same professional assessment with priority turnaround and more flexibility if your design develops after the survey.
Is a Preliminary Ecological Appraisal (PEA) the right option for your project?
This service is for projects affecting land, habitats or vegetation where no existing buildings are affected.
PEA's are typically suitable for:
- New development on open or previously undeveloped land
- Projects affecting grassland, scrub, hedgerows, woodland or other vegetation
- Landscaping, access, infrastructure or engineering works affecting habitats
- Sites where protected-species risks and wider ecological constraints need to be assessed
Does the project also affect a building?
If your proposals also affect an existing building, please click on the Building + Land service instead.
Simple rule:
PEA’s are for projects where works only affect habitat or vegetation and do not affect buildings.
What happens if your plans change?
Planning projects evolve. The Standard service includes one reasonable report amendment or design change, while the Plus service includes up to three amendments or design changes, provided the revised scheme remains within the original survey scope.
Once your included amendments have been used, further amendments cost £100 + VAT each
We will always confirm the charge before carrying out any additional revisions.
A new quotation may be required where changes substantially alter the development, add land or buildings, require another site visit, introduce new ecological impacts, or mean that additional surveys or assessments are needed. Fundamental changes of scope remain separately chargeable.
Possible additional costs
Could I need further surveys?
Most projects will not require any additional surveys. Whether further survey work is needed depends on a range of factors, including the habitats present, their value for wildlife, the surrounding landscape and how the proposed development will affect them. Well-maintained urban sites typically require less additional input than unmanaged rural sites or sites containing features of particular value for wildlife, such as hedgerows and woodland. We will always look for practical ways to avoid ecological impacts before recommending further survey work.

This is not an exhaustive list of potential ecological surveys. It shows some of the surveys we most frequently recommend where suitable habitat is present and likely to be affected. Requirements and costs depend on the site, proposals, survey season and level of survey effort required.

Biodiversity Net Gain
Some developments also require a Biodiversity Net Gain (BNG) assessment. This is separate from the Standard and Plus package. We will tell you whether BNG is likely to apply to your project.
